The Buying Process

1. Articulate Your Goals
We always recommend beginning your search by listing out your priorities. Many of our clients search popular third-party sites (like Zillow) to help refine their own 'buy-box' (location, price, square feet, etc). Although your priorities and criteria may evolve over time, a great starting point is to make a list of what is most important to you.
2. Get Pre-Qualified
Most sellers will want to see a pre-qualification form at the same time you present an offer. You should reach out to a lender early in your search process so that when the right opportunity presents itself, you won't miss out because you are waiting for your lender to pre-qualify you. We have some great lender contacts if you would like a referral!
3. Actively Search
Today, there are some awesome search tools (like Zillow and Loopnet) available to the public. However, some of the best deals never make it to these platforms! As your agent, we will compliment your own search with some best-in-class tools that aren't available to the average consumer or investor. We will also set you up a portal so you are among the first to know when new properties are listed.
4. Make Your Offer
Found something you like? The negotiation process begins when you make an offer. Although selling price is probably the thing most buyers consider most important, there are many other terms and considerations that you must write up in your offer that could make or break your deal. As your agent, we will help you understand and leverage these terms to your advantage.
5. Perform Due Diligence
Congrats! You have an accepted offer. Now what? Due diligence is the process of reviewing seller disclosures, conducting your inspections, getting an appraisal, and ensuring the property is "as advertised". Your agent is your "sherpa" through this process: helping you to obtain third party reports and inspections, review documents, and "interpret" where necessary.
6. Close the Deal
If you make it through due diligence, it is time to get your deal closed! You will be working closely with your lender to get them the information they require. As your agent we will support you in this process all the way up to the day of closing. We will be there right with you to hand you the keys to your new property and appropriately celebrate!

Whatever your reason for selling, you will need to ask yourself a number of different questions….such as:  

  • How much is my property worth?  
  • When is the optimal time to sell?  
  • How long will it take to sell?
  • What do I need to do to get my property ready before I list?   
  • Should I just accept an offer from an “I-buyer”, or list with a more traditional agent?  
  • Should I try the “for sale by owner” route?

Unless you are pressed for time, or have a property that frankly “needs a ton of work”, most sellers actually “net” more and might even sell faster using a traditional agent (even after paying commission)!  We strongly recommend that you interview a few different agents before you decide which path is best for you.
